Full Description

Stretched out on a grassy slope between Bever and La Punt-Chamues-ch, Champesch is a small cluster of about half a dozen luxury buildings. When, in the 1920s, the famous painter Carl Albert von Salis depicted it in a painting that quickly became renowned, there was only one villa, and it wasn’t even a villa but a wealthy farm. Over time, that building was transformed into a luxurious residence, and others have sprung up around it, drawn by the aristocratic allure of the area, including, more recently, the mega-chalet we are describing.

The property in question is situated in an elevated position overlooking the Inn River, on the edge of a forest, immersed in a dense network of trails, and enjoys an extraordinary view that stretches from the mountains of the Val Bregaglia—where the legendary mountaineering peaks of Pizzo Cengalo and Pizzo Badile stand out—to the wooded foothills of the Upper Engadine. It is a solid construction with clean lines, oriented on a northeast-southwest axis to maximize sunlight and natural light. It is surrounded by extensive grounds with a large parking area that includes numerous parking spaces. Clad in wood with a warm, fiery patina, it consists of two volumes—one larger, facing the access road, and one smaller, set back—connected by a covered passageway embedded in the ground. Returning to the hall, a discreetly hidden staircase on the southern side leads down about twenty wooden steps to the basement, which is organized like a small “city” of entertainment and wellness. It features a 10-meter infinity pool, a Technogym-equipped gym, a sauna, a steam bath, a massage room, various showers and bathrooms, and a cinema room suitable for social gatherings, board games, events, and performances, furnished with eight round tables for at least sixty seats and connected to a small kitchen. This level also houses a large garage, a ski room, and a bicycle storage area.

From the hall, a curved staircase leads up to the first floor, where a large open living space is centered around a double-sided fireplace with an imposing stone frame. This visually separates the dining area, featuring a massive rustic wood table for 20 guests and the dumbwaiter station, from the expansive living room, which is divided into two areas: one for conversation, facing the fireplace, and the other for more reflective moments, framed by enormous sliding glass doors. These doors open onto a king-size wooden terrace equipped with a grill and comfortable, durable outdoor furniture, offering views of the distant peaks of the Engadine and Val Bregaglia. Large ivory-colored sofas and a carefully curated selection of high-quality furniture suggest top-tier comfort and relaxation.

The round staircase continues to a fourth level, where a walkway overlooking the living room leads to a bedroom, again complete with an en-suite bathroom, walk-in closet, and smart TV, a large study-library opening onto an east-facing balcony set into the roof, and the master bedroom. This master suite not only features a generous bathroom but also has two closets, one for each spouse, and two balconies on the north and south sides, embedded in the roof covered with Bregaglia stone slabs.

The materials used—wood for the floors, doors, and beams, stone, ceramics, plaster, and windows—were chosen and installed with the utmost care, with particular attention to their durability.
